Mortgage as collateral for car loan

What is the name of your state? Alabama My ex-wife lives in a house that I hold the mortgage on. Our divorce decree states that she is to make the payments while I hold the mortgage. Upon the sale of the house, she receives 75% and I get 25%. According to her, she has been turned down for a...

new mortgage company forcing FEMA re-evaluation

Thanks for the tips. Good stuff. I made another call to the mortgage company and after the usual multi-transfer routine, got someone who seemed sympathetic. He asked me to send the survey and hinted that might be enough. Don't know where the first two I sent went. The surveyor said he would...

new mortgage company forcing FEMA re-evaluation

Okay. No I don't. I'm still talking with Chase about it. I thought I might get some good advice here. I do appreciate the empathy.

bmorgan "I bought a new home in May of 2004 and in that same month, a survey was done to determine it's flood zone. The survey (no elev cert) concluded it was in a zone "A" and didn't require special insurance." This was requested by and satisfied the first mortgage holder. seniorjudge...

new mortgage company forcing FEMA re-evaluation

It seems that everyone prefers to ignore the fact that I don't need the insurance. Maybe this thread should be renamed to "Misery loves company".

new mortgage company forcing FEMA re-evaluation

I would tend to agree except: It's $1900 per year, according to Chase. I doubt they shopped very hard but it will still be a pretty penny. I went through the rainiest month in recorded history last summer and the stream 700 feet away (downhill all the way) didn't overflow. The mortgage...

new mortgage company forcing FEMA re-evaluation

The house is brand new (June 2004) and sits on the side of a hill. The lot is 1000 feet deep and there is a tiny stream along the back line. The last 100 feet is shown as "zone C" on my map, but that is about 700 feet from the house. If my house floods we'll all need an ark.

new mortgage company forcing FEMA re-evaluation

I called the surveying company and was told an elevation certificate was not requested by the (first) lender. I still think it stinks that the second mortgage company can force me to do this. If the second holder thinks they need extra security, it should be on their dime. I never asked them...

    New house 8 months overdue

Just for the record, I closed while there were several minor flaws still remaining because I was at the end of my 30 day mortgage rate lock + 30 day extension to that + special 1 extra day extension. The rate was 5.125 and the best I could do on a new one was close to 6. It was then or never...

Sorry. Someday I hope to stop adding my own inflection to other people's text.

    New house 8 months overdue

Thanks for the reply, if somewhat demeaning and redundant. Yes, I do have a punch list filled out in detail. The sales contract, blueprints, and my list of minor changes were also filled out in detail. My hope is that the former will not be ignored as were the latter.

    New house 8 months overdue

Well, I'm now in the house but it wasn't easy. The builder was very concerned about the possible blemish on his record with the Licensing Board. That appears to have been a catalyst and I would recommend that approach to others. There are still many problems to correct before I'll be...

    New house 8 months overdue

I hired a lawyer who sent a letter threatening legal action if the house was not completed in 30 days. I also sent a detailed letter of complaint to the Alabama Home Builders Licensure Board who claim they will have an answer within 20 days and can fine him or pull his license.

    New house 8 months overdue

We've waited 8 months because we spent a long time to find the lot, plans, price we wanted and are very happy with what the final product can be. I should have asked, 'how can I encourage/coerce the builder to live up to the contract'? What value is there in sending complaints to the BBB...
