     This is in CA had a past client called me, said he just recieved NOD he said he made payment, but everytime he made payment bank cut him back a check and resend it back - asked him if he has money to pay the 3 or 4 months due and said yes since bank resent all payments back. he called...

     paying hme early if you have the extra money, why not buy a second home instead of paying one early? two homes makes better investment than one home. I know of a lady who owns 300 homes in one county.

     The Aunt and the Referral

     Referal did your Aunt send the Referral sheet to your Friend Realtor and did your friend sign it? If your friend did, probably not much you can do... next time, just don't tell her your buying a home or selling..... :D

      Found some issue which the seller tried to hide

      Highway Homes near highway won't decrease in value.... I've sold enough homes behind highways and railroads to say, if the market is hot, buyers don't care or if they do care we have enought buyers that won't care.

      your Real Estate person should negotiate this for you... I would in your position create an addedum and ask for this credit to replace the carpet or have seller credit you at close of escrow. Ys you do have an accepted contract and it doesn't mean that you don't have the right to ask for more...

      seller doesn't want to sell

      Credit Florida should really change the Contract forms...it's short and not as detail oriented as here in CA. I wouldnt be suprsed if many loopholes are found throughout the forms

      Pet Damage In CA as long as you haven't release contingecy , you have the right to cancel based on the inspectin that you have done..hopefully you used a Realtor and that you made an offer contigent upon buyer's inpection of the property. and hopefully ca and ny law are almost the same John
