October 3, I went to an Appeals hearing because my tenant filed an appeal to the First Judgement of Possession in April. She had no real defense, so case dismissed and I have possession again. She was given 20 days to move. It's now October 27th and she refuses to move. I live in California and had to fly to Philadelphia for this frustrating situation 4 times in the past year! I thought I had some relief. But I'm told she's refusing to leave the premises. What do I do next? Do I have to fly back to Philadelphia to go to court and get her physically removed? Can this matter be handled from where I live, or do I need to pay an attorney to represent me again to finish this mess? Please someone, what happens next?

So darn frustrated!!!!
