What is the name of your state? florida

i am trying to sell my house that i have had for 3.5 years. i bought it as a foreclosure and now that i am trying to sell it i have found out that the previous lien was never taken care of and I never even had title insurance. The lawyer that was paid the file the papers for the old lien was paid and he did not do his job and know he is avoiding all phone calls and letters and this has been going on for 2 months....do you have any advise and how can they sell me a house that has a lien and not give my title ins.

**A: hire another lawyer to clear it up. Then after closing go after the first lawyer.

he was the same lawyer

not the company i bought the house from and the title company and the bank we are using all have traced it back to this lawyer who supposively has done the paperwork but just did not file or register (or whatever it's called) the papers with the court, and is now acting like we (bank, title co. and me) don't exsist and if he ignores us we'll go away....he's not that bright. besides it's not a huge city i live in and he very well known as a very crooked lawyer and a jerkoff.

**A: in that case, hire a bigger jerk to go after this jerkoff.

First lesson:

Never buy a house without title insurance!

Second lesson:

Never trust a lawyer!

**A: what if the lawyer was a trust lawyer?

Then make sure you have a Trustee to the interest of the Trust and only trust the Trustee...
