What is the name of your state? MA

I own a multi family house with my sister. She bought into the house almost 4 years ago. She is on the deed. In that time she has randomly paid toward the taxes & insurance. In the last year she has paid absolutely "0". She moved out of the house 8 months ago and has continued to not pay anything. The mortgage is in my name only. I owned the property myself until she bought into it. I have paid every expense on the property {taxes, insurance, water, trash fee, utilities and all maintenance}. How can she have any entitlement to this property if she refuses to pay anything to keep it??? Need advice.What is the name of your state?

It is not a question of whether she owns the property it is whether you can still claim entitlement to a piece of property that you refuse to pay for....If I don't pay the mortgage then I can lose my property when they force a sale.

Yes it is question of ownership, because the deed says she's part owner, whether she pays the mortgage or not. The bright side is that if you don't make the payments and the home forecloses, she will lose her portion too.
