What is the name of your state?pennsylvania I started a rent to own on a home and ground in 2012. everything was notorized and legal. Both Mr. and Mrs. have now passed away, and this was who I was sending a check to every month to pay the mortgage on the property. I contacted the company that holds the mortgage on the property and they said I have to go to probate court to have their names removed from the mortgage and the deed. The mortgage company has already added my name since I now send the payments for the mortgage to them. I went to the courthouse but that was a joke. There was one of the children that was supposed to sign and be in charge, but he refuses because they found out that the debt that was left behind was un believable and none of them want any part of it. I just do not want to lose my home but I am not rich, and I am raising a child on my own. please help

Was your rent to own contract recorded at the county recorders desk like a contract for deed-installment purchase would have been recorded ? If not go find a real estate Attorney and get help, its likely going to be too messy to do this your self and since you have all these years of paying you dont want to screw it up or get it wrong, this is not a do it your self deal , use the links above to find a attorney and get help!

You need to hire an attorney. The appropriate steps will depend in large part on the terms of your contract with the deceased sellers. Have both of the sellers' estates been probated or are they currently in the process of being probated? If so, then you need to be dealing with the court appointed executor(s).

It sounds as though the deceased's children are all refusing to probate the estate because it's all debt.
