What is the name of your state (only U.S. law)?

PA, I fell behind on the mortgage, a relative told me about ACT 91. I contacted company, Mortgage co claims they sent it on dec, 3 but that it expired Jan 6. I never received it so they emailed me a copy. I get the copy and MY name is nowhere on the notice. Not even listed. I find this odd, since every other document comes addressed to both of us. my co-borrower who is my grandmother, is 87 and in a nursing home.

Do I have the right to demand that my name be included. I don't believe that the clock should start ticking until I get proper notification. Is the notice addressed only to my Grandmother valid enough for the bank to proceed.

This is the statute on the notice:

(1) The notice shall be sent by first class mail to the last known address of the homeowner and if different, to the residence which is the subject of the mortgage. The notice shall also be sent by registered or certified mail.​

Note, that it says nothing about the borrowers names. It only says it will sent certified to the addresses listed above. Was their some forwarding order on Grandma's name or did you blow off those little pink slips asking you to come in and sign for the letter?

You can always go to the PFHA (http://www.phfa.org) and see if there is some appeal process there.
They are in charge of ACT 91.
