Adverse possesion

We just received a letter from our neighbors lawyer claiming adverse possesion of some of our lake property. We had a survey done and it showed that our neighbors garage was 12-1/2 feet on our 91 feet of property. The garage was put up 7 years ago. He also has a shed that is 20 feet on our property. That was put up last year. He also has a septic system that is on our property by at least 10 feet. That was put in 17 years ago by a previous owner. We have owned the property the longest, buying in 1984. It was then a lot with 2 small cabins on it. We have since put torn down 1 cabin and put up a small home. It was all part of a resort. Our neighbors states in his letter that his client is replacing a garage that was there since the 50's as part of the original resort. We do know that the garage was not part of the original resort and was moved there from the property 2 lots down sometime in the late 70's. It was also only a 12 foot garage and he put up a 24 foot garage. The old garage had only a dirt floor and was not on any footings. Our neighbor removed it in 1993 and did not put up the new one until 1996. We know that it was on his property but it actually probably went right to the line that is our property line according to the survey. We do have some pictures showing the garage and that it was only a 12 foot garage. Does he have any right to adverse possesion?

We do have an attorney and had previously sent them a letter asking them to remove their structures from our property. We have not been able to talk to our attorney regarding this new twist so we were just wondering if any one could give us a little assurance until we can see our attorney. We never even gave the old garage a thought since it was only a 12 foot structure anyway.
