Air conditioning out

What is the name of your state? TN
My son is renting a house in which the air conditioning does not work. The landlord has been called multiple times without response.
We are in the process of writing a letter to the landlord requesting the repair.
Just wondering what my ramifications are if the ac never gets fixed.

Son needs to do take some elementary self-remedy steps....replace the filter; check circuit breaker to the AC unit; check the breaker on the fan/compressor on the exterior unit. If it is a window unit, clean the filter and change the intake/exhaust switch from winter to summer.

Actually the LANDLORD should be doing all of that or the maintenance man, it's called routine maintenance and should be performed monthly.

Well first you have to realize that WE do not have anything to do with it. Your son is the tenant and has to do all the correspondence with the landlord.

Any request for repairs should be done in writing and either send a copy to the landlord CRRR thru the mail or have him sign a copy when it is given to him.

Actually the LANDLORD should be doing all of that or the maintenance man, it's called routine maintenance and should be performed monthly.

I prefer to look at it as preventive maintenance along with a little common sense. Maintenance or the LL should be called only after it has been determined that the unit is not functional and that the usual other possible causes for the unit not operating have been ruled out.

In our leases, we require that all request for 'non urgent' repairs be made in writing. It's far too easy for a tenant to say, in the midst of small talk about the weather, that something is not quite up to snuff. Have a brain like a sieve, we might not remember that.

Always put requests for repairs in writing. It protects you, and the landlord.

Plus it just makes it easier for both of you! And even email works!

It takes far less time to write and post the letter than to sit and stew about why the repairs are not being done.
