What if the LL comes in tomorrow to make these "repairs" and doesn't bring the "part(s)" back for a couple days and i'm without heat or water? I do not have anyone i can stay with on such short notice that lives in the same town.

They stated that they would do their best to return these items that "need repair" the same day. What if they don't? Can they leave me without any utilities? I pay the utilities by the way, to the appropriate companies.

Since there is no repairs needed If they do that then call your city inspections unit if its heat of plumbing related they might issue a 24 hour order to restore it and your LL might have to use professionals . record what you can of it if needed taking even a still shot with a picture .

This is really a huge mess at this point. My LL own their own heating and cooling business in the same town i live in. I don't know how that can be argued.

They came in before 8 AM this morning and said they were going to flush the water heater. I asked them when i would have hot water again, and was told they were unsure. I asked if it would be done by the time my children got home at 4 PM and was still not given a definite time. They also removed the hook latch on the screen door so i could not lock it. If i could move right now i would. The LL stood there with the front door open removing the lock and i had my infant in the living room with me; when i asked her if she could close the door so my child did not get cold, she told me to move her to a different room.

I will let them back in today to turn the water heater back on, but after today they're not coming back in until i leave.

What's the worst thing they could do? Evict me??? LOL! Couldn't resist throwing that in there!!!!

draining a water heater to flush out mineral particulate isnt a day long deal M I did rental property maintenance for many years for others and on my own properties from 1979 to present (even though i sold the rentals off ) Close the drain valve re fill water heater and relight it your self If its electric even easier refill & turn breaker back on . the door lock ? why was lock removed ? of course If you dont want to bother and they havent come back by a late day call your city inspections unit and make them come out .

What could they do to me if i refill the water heater without letting them know? I called the attorney general's office this AM. I was told to contact a local attorney because i have a good case. I am waiting on a phone call from an attorney now.

I am going to buy another lock for the screen door today after they leave and replace the one they took off.

I appreciate all the advice you've given and everyone else also. Thank you very much!

what are they gonna do? raise your rent ? they sure as hell cannot evict with out trying to claim non payment . and they must prove any other lease violations . so time being If you restore service your self LOL since your s8 good luck to them . SO gather up any of the written stuff you have and have it handy for when the atty calls you INC your lease and your s8 contract and any letters .

I reread the expired lease today and it says that i cannot replace, alter, etc...locks to any doors or windows. So i guess i'm not going to start giving them a reason to be even more angry with me. I'm going to ask the attorney when i meet with her on friday if i legally can replace the one she took off the door since the lease is expired.

Oh, i asked the LL if she could finish early friday due to custody evaluation of my home that afternoon. She told me that she didn't know because they had a lot of repairs that needed to be done.
