It has been determined that due to the structural (steel) deterioration of the balcony support, that the balconies must be replaced in our entire complex. The condo docs call balconies Limited Common Elements for obvious reasons.
But the balconies seem to stand alone (no pun) versus other LTC's when it comes to the fact that weather and age can cause them to fall off the side of the building (unlike a parking spot that I might damage through negligence or a storage locker where I might break the door to get in. There I can see how I would be responsible for cost to repair.) I am not getting why I should have to pay $10,000 or more to replace my balcony. Isn't this a structural failure? Shouldn't this be a shared Association expense? If the floor in the middle of my living room failed structurally (no flood, no neglect) wouldn't that be a common expense?
