What is the name of your state? Massachusetts

My ex-husband is older(82)and forgetful. He has a nephew that purchased a piece of property from his mother and other uncle. However, that property was owned by three people. the new deed is only in the nephews name. The transfer was signed by two of three owners. He is talking about making a housing development on it. We have no money to fight him and he nows it. How can I stop this putz from taking what isnt his? There is over 11 3/4 acres. He has overed several years ago to buy the land for 3000.00. At that time 3/4 and acres was selling for 30,000.00 in that area.
Is there some sort of trust or lien I can put on it so he gets paid for the land before this jerk can do anything with it.
Also even though I am the ex-wife he is in my and our childrens care.

That is just it. Two of the three owneers signed it over. The putz waited until one of them died to fill the deed. Yet there were only two names signed to it. My ex was not one of them. The ex has never signed away the property. The land shows one owner with the town. but there is not a clear deed. But there are two other men in the family with the same name that would sign for a price. That land was going to pay final expense for my ex. He has no life insurance. My kids were going to sell when the time came.

Your ex needs an attorney asap. Y'all need to chip in with the money for one. Most attorneys will provide free initial consultations.
