What is the name of your state (only U.S. law)? PA

I have a lease option contract with someone who was going to buy a building I own. He terminated the contract by giving 60 days notice which he had the right to do. However he refuses to pay the last 2 months rent or the utilities bills. There is a section of the contract titled Liquidated Damages stating that if the buyer defaults on the agreement the landloard/seller shall keep all monies paid as liquidated damages. Am I still able to sue in small claims court?

Sue the bad guy in small claims court (or your state's version) for the unpaid rent.
