My tenants lease was due to expire on May 1/05. They called me 2/9/05 & told me they are moving the end of the month. I mentioned to them they are breaking their lease, plus we had it in the contract that tenants are to give us a 45 day notice if they intend to move. I had to hire a Real Estate agent to rent the home, for we live 22 miles away & did not want to leave the place vacant. She was able to find tenants to move in the first of the month. I had to pay the real estate agent $450.00. Due to the fact that my former tenants did not give me sufficent notice & plus breaking their lease, are they liable to reimburse me for the agents fee.If I was unable to rent the house they would have been legally obligated to pay 2 months rent. This is a saving for them. Thank you.

**A: yes, the real estate fee would be an expense in connection with re-renting the property.
