breaking lease

the backstory.... we moved into a unit in april 2016, we immediately had issues with the leasing company that manages this unit. Our balcony door did not have a handle, therefore did not have a lock. Upon moving in, they told us the part was already ordered. They actually lied. They finally had a repair guy come and look at the door to only then order the part. Our unit was unsecured for one month. A week after moving in, our front door handle broke - leaving us and our newborn locked outside. The leasing company did not tell us any emergency situation protocol, so all we could do was call their office. Since we couldn't reach them we had an emergency locksmith come and put a temporary lock on, and he had to order a special door handle (its a condo and the building is very specific on the finishings). We paid for everything and had the company reimburse us. On november 21st our heater broke. I put in a service request on that day, and they sent a technician on the 23rd to fix it. The repairs costed more then $1000 so they had to have the approval of the owner of the unit. By the 26th i still hadn't heard back, i emailed their maintenance dept and got no response. By the 28th, we still had no heat. I asked the leasing company to approve a hotel, or give me some sort of heat. I was told 'sorry theres nothing we can do, were waiting for the approval from the owner'. They finally received approval on the 29th, but parts took 5 days to get in stock. By december 5th we still had no heat, but the parts came in and was scheduled for repair on the 6th. The manager of the leasing company finally caught wind of this, and delivered us space heaters - but this was the day before the repairs, so we only used them for one day.
we are exhausted with this leasing company and want out of our lease. we are prepared to just walk out after our security deposit pays for next months rent. My question is, are these things grounds for us to terminate the lease?

regarding the lock that was missing I don't understand why you didn't call city building inspections, the heat not working , again I don't understand why you didn't call inspections say the third or fourth day with no heat. BUT as mad as you are at this point there is no way to break this lease early with zero penalty to your self. SO instead I suggest the next time something needs repairs and its of a mechanical or structural concern, like heat , hot water, plumbing , electrical or say another lock that fails and you have notified them, if they don't repair it with in 2 days to call inspections and ask them to come out especially if its plumbing , electrical or heat related. Your city building inspector can send to the LL a order telling them to fix the item and if the LL does not then they risk that inspections will condemn a unit so no one can live in it.( if condemned then a tenants lease is canceled and like it or not there is not a damn thing the LL can do about it , they aren't entitled to rent when a unit is condemned and cannot fairly penalize a tenant.

That won't work.

The security deposit is not rent. The day the rent is due and you don't pay it you'll be served with a pay or quit notice and if you don't pay the rent by the deadline you'll be evicted.

Trust me, you don't want an eviction on your credit report. It'll make it that much harder for you to find rentals in the future.
