Buyer to pay when his house sells...

A house in mine and my father's names in Phoenix, AZ was "sold" to a man in Fresno, CA last year. The "contract" was a piece of paper with the following:
That the buyer would pay $300 per month for the property until his investment house sold (estimated 6 months), wherein he would then pay the full price. Buyer has been 3 to 7 months behind in payments since the beginning, did not pay the property taxes (as agreed), and the investment house sold last month. I don't believe the buyer will pay the purchase price, nor timely payments. Query: Do I need to do anything to make the "contract" null and void? Also, he has been in and out of the Phoenix property during the year, do I need to go through eviction process? Finally, is it possible to do any or all of these things by email and postal service rather than going to Phoenix and Fresno? Thank you for answering. :)-

Hire an attorney in AZ to serve the Buyer a notice to cancel the contract and commence foreclosure action. Next time use an attorney to help draw up the pertinent papers to sell. This is what happens when you try to do it yourselves and do not know what you are doing.

Thank you for answering. This is (actually) what happens when your 87 year old Grandmother puts her house in your name and tries to do business the old fashioned way (with a handshake and good faith). Can you recommend a good attorney in the Pheonix area (one that maybe is low/no cost for seniors)? And again, can I/she do this without having to go to Arizona? I appreciate your help. :)

As long as the attorney practices in the same state the property is located in, the attorney can do all the work. You and Grannie do not have to go to Arizona. Do not blame Grandma, just be thankful she gave you and your Dad her property. When I am 87 years young, I sure don't want to have to deal with this real estate crap either. No time, ya know cuz of all the activites like card games, bingo, singing, dancing etc.
