What is the name of your state? Ohio

i currently am in a 1 yr. lease that expires april 30, 2004. i am closing on a house on feb. 6, 2004. i only want to terminate my lease one month early so i may move into my house in april and not pay rent and mortgage both for april. do i have any remedies, my landlord says no.

clause in lease says pay $1500 early termination. however rent is half that, so i would rather pay last month of rent if necessary. landlord also says that i have to pay $100 for them to look for new tenant if i terminate early. this is not in lease. i know under ohio law the landlord has an obligation to mitigate damages if lease is terminated early by trying to rent apartment to new tenant.
 
So, I would not terminate lease. Just pay the rent as normal for last month.

I would think (please get someone else to confirm) that if the LL says you can't do that and if he gets another tenant, then *HE* would be the one breaking the lease.

I guess the question would be, is it possible to rent a place you are not staying at?

RC run rental ads your self with your phone number and get a few names w phone numbers and tell your LL in writting that if they reject to many of the people you direct to them that you will make them take you to court for the money and explain to a judge why they refused them . you might just consider moving right after closing so you can try to get a new tenant for march 1 or sooner .
