Can I keep the secuirty deposit

What is the name of your state (only U.S. law)? PA

I own a house in PA and I rented it to 6 people,they sign a 1 year lease,there lease ended on 6/1/09 but they did not give me a written 30 days notice required by law.They call me on 5/14 and told me they will be out by may 31.They ended up moving out and here what happen:

1,I had to spend over $420.00 to get the carpet professionly clean.
2,They left trash and did not clean or told out everything,they left unwanted furinture and tons of cloths all over the basement floor.They left srap mental in the yard and did not cut the grass.There pizza boxes laying on the kitchen conder tops and truck tires in the kitchen!

3,They only give me 11 days non written notice that where moving,again the moved out on the 31 of may which was not a 30 days notice required by state law.

4,They did do damage,they broke a ceiling light as well other things like doors and blinds etc.

So I keep there secuirty deposit which was 1 month rent but they clam they didnt do notthing wrong.I did took pics of all damage that they did and have a invoice from the carpet cleaning company.So my main question is by them not giving me a writtin 30 days notice and plus the cost of carpet cleaning and hours I spent on cleaning am I right about keeping there secuirty deposit?Sorry for the long post.Thanks

Research your state laws regarding your ability to charge for cleaning cost. If not, hire a family member to clean the house. You can then bill them for the cost of cleaning.

Remember to notify the former tenants of the status of their security deposit (in writing) within the time limitations required of your state:

Pennsylvania Security Deposits

You must do this even if you are keeping the entire security deposit. Failure to do so within the 30 day deadline means that you might end up owing them double this amount.

Have they provided you with their new address?

I did make a list of what damage they did,they also refused to give me there new adress.I mail it certified to the property that I own hopefullly they change there adress and usps should get it to them.
