can i sue?

What is the name of your state (only U.S. law)? PA

we rent a house and apparently the LL knew that the garage needed a new roof. 3 times in early 2009 LL had roofers out to give them an estimate. well the LL never followed through with getting the roof fixed. this morning we saw a big hole in the roof after the most recent rain storm. we entered the garage and the ceiling has fallen on some of our items and actually damaged some of our stuff. it is a 2 car garage and we have one side and the LL stores stuff in the other side as well as the second floor. the LL is being difficult with us and states that they dont care about our stuff. some of the items are personal that could not fit in the house let alone a $2000 generator that we have is now water logged. do we go after the LL's insurance company or just sue?:confused:

Your renter's insurance should cover you...

ETA: To answer the question of suing...sure you can. You would sue the LL.

If you dont have renters insurance . How many letters of complaint to the LL did you send via certified mail in order to have a paper trail for proof of complaint in order to help establish that the LLs choice to ignore the repair for so long was negligent ? Were there any city inspections orders that required the LL to repair it ? What other steps did you take to protect your personal property to reduce the risk of damage caused by the LLs choice to delay repair ? I suspect a Judge might ask you those things and if nothing was done to reduce the risk of damage to your things by you like covering them all up with plastic tarps or paper trail proofs of complaint or inspections reports that any claim you make in small claims court may be denied.
 
i have renters insurance so i will claim with them. took pictures of the damage. i also have pics of the roof when we first moved in and what it looks like now. no neglect on our part since we would have no reason to be on a garage roof. i guess the only thing i could try to sue for is our deductible under the renters plan. i think that the LL is a little shady since when the trees fell during a storm and knocked out power to over 50 homes, she stated that the homeowners was giving her a problem with the cutting and removal of the trees. that is odd since i work in insurance and do not see why it would give the LL a problem unless she lied and did not change her policy from standard homeowners to just LL policy. I know that the local township has cited her for the trees (they left the letter at the property) they dont know that this is a rental. let alone neighbors have told us that the township is aware of LL cause when they did live here, they had problems with them before. not cutting grass, not maintaining property and so forth. gosh wish we knew this before renting......but did find out that LL did not follow code with local township and advise them that this is a rental**************cause LL doesnt want to get the tax increase for the homestead tax, or even have the house inspected by local code enforcement which would make it unhabitable**************...
