Our New tenant of 3 days told us the 1st day she was here that my son's friends and music are too loud. We talked to them and since they have rarely even been here and are quiet. She has a year lease which started Nov. 10th. Tonight she advised us that she wants to leave and wants her money back. I told her we were looking into sound proofing the basement (that's where the boys hang out) and to give us some time to resolve the problem. She is insisting on moving. Do we have to return her money?

LOL... tell her to pound sand and when she doesn'y pay rent, evict her...

Once she signed the contract, she became legally bound to the full terms of the lease...
 
If they leave they are in breach of contract. You can tehn keep their deposit and sue then for rent for time place goes unrented long as you make reasonable attempts to rent it
