Co-Signed Lease

My mom co-signed a lease with another woman who has totally gone against everything they verbally agreed to before signing the lease. This woman has a guy living there whose on drugs and they always argue loudly all the time. The woman and they guy both do drugs, get drunk, and smoke which it was agreed wouldn't happen. The woman is verbally abusive to my mom, rummages through her room, and has thrown her stuff on the floor. It's a two against one war zone. Is their anyway for my mom to get out of the lease without having to pay for the remainder of months left. It ends at the end of July.

if your mom is co-signed on the lease she is responsible (50%) for the remaining terms on the agreement. does the lease say the only inhabitants are to be your mom and the other lady? if so, the boyfriend is living there against the terms of the lease and you can report that to your LL right away. have your mom take pictures of the BF living there, pictures of his personal belongings to PROVE he is a resident of the apartment and bring it up w/ the LL.

as for your mom's personal belongings, the best you can do is get locks on the doors to prevent roommate from entering.

anything agreed on verbally between your mom and the other woman is not worth a penny.
 
1st...the mother is probably jointly and serverely responsible for the lease meaning she is 100% liable to the landlord for the lease terms. That saying, taking pictures of an unauthorized person living in the household and informing the landlord will not give you a positive result as the landlord will issue a violation/eviction on the entire household not just the roommate.
