What is the name of your state (only U.S. law)? Nevada

Can anyone advise me as to things I should keep an eye out for when signing a commercial lease with a landlord? This will be the first time I get an office in my name and I want to make sure I am protected. Anything else you can tell me about this property would be great! RETAIL SPACE starting at a $1 a sqft...High traffic corner

As long as you remember that commercial leases have none of the protections residential leases do , you will want to see what it says about repairs , landlord accessing the unit , exactly what you will pay in utils, things like if the property taxes or some thing out of your control drives up maint or building expenses will you have to pay a share of the cost and how much notice must the LL give to you to increase the rent. Im sure there is more that a local real estate atty can tell you , BUT one big one is you need to know the terms if any for early termination.
