Condo Association and leasing parking spaces

Maine - Declarant claims to have a 50 year lease at $50/year to lease out 3 parking spaces in our parking lot. Nothing filed with registry. He has collected $180/month for 10 years and now wants us, the association, to sign off on a bogus/unwitnessed/unregistered lease agreement to carry this arrangement for another 40 years. 6 units in the association and the 5 others seem inclined to allow this to happen. Our leasing the spaces would create an income stream for the association and increase the value of our units. I do not want to agree and hope they need unanimous consent. Attorney for Declarant claims only 80% is needed. Any suggestions?
