Deed holder not on the mortgage. Am I responsible?

Hello,
My ex-husband, after taking the house in the divorce, has decided not to pay the mortgage (and second) and has told me he is going to foreclose unless I pay him some money. He says that by him foreclosing, it will ruin my credit. I am not on the mortgage, or second, just the deed (I did not have any credit when he bought the home, so they kept me off, but we were married and he put me on the deed. I have a copy of the deed, title insurance. I have called both mortgage companies and they do not list me in their system, and when I gave them his SS#, they said I was not on the loan.)

Should I be concerned with his threats? I don't want my credit ruined (what little I have), or go to court. I do want to get off the deed, but not by threats of paying money to him.

What a moron. Yeah, his losing his house to forecelosure and possibly ending up with a difficiency judgment agaisnt him will sure show you!

No, you have NO financial obligation to the lenders if you never signed for the mortgages. He's cuting off his nose to spit his face - he's ONLY hurting himself.

**A: tell him to pound sand. And the fact of the matter is, he does not have foreclosure rights. Only the mortgage lenders do. His correct terminology to you should have been "I'm going to let the lenders foreclose on the property?

Thanks to you both for the info. I didn't want to say anything negative about my ex, but you both were right on. It was not enough for him to take the house and the car I was driving (in the middle of the night from my apartment complex) but now this.

I have asked both mortgage companies to write me a letter saying that I am not on any loans with them. The reason I said any is I don't want to say that my ex plans on going in to foreclosure (or being forced in to foreclosure.) This would probably only bring up problems for me, so I will keep him out of it.

Another question, Will I be notified of foreclosure if it ever happens (since I am on the deed.) I would imagine they would need to have me sign something saying they have the authority to sell the house to recoup any outstanding loans against it.

**A: the lenders do not need to notify you as long as notice was served to him.
