My fiance lives in the state of Pennsylvania. His parents were divorced many years ago, the deed to the house was not addressed in the divorce and remained in the names of his mother and father, with the intent to transfer the deed to my fiance. My fiance and his mother retained posession of the house, tore it down, and built a new home on the lot over the years - his father still on the deed. Mother passed away four years ago, left no Will, and all of her posessions went to my Fiance as next of kin. At this point, her name is still on the deed, as is his father's who has been making comments that it is his house (since he recently remarried). The father has never made any financial or other contribution to the new house and has never resided in it. How can my fiance gain full posession of the house?

My response:

Negotiate a deal to pay him to sign a Quit Claim Deed.
