What is the name of your state? West Virginia
I resently purchased a property through the county delinquent tax sale.
What are some of the pit falls with this type of purchase?
I do know that I have to wait 18 months before I can actually own the property. There are also two vechiles in the garages, at least one of which was owned by the deceased owner, what needs to be done with these?

**A: why did you not pose these questions before the tax sale?

What's a "vechile"?

Anyway, get a survey, title report, and consult with a lawyer.

You will have to have a quiet title lawsuit.

Have you closed on the house, yet? In Ohio, the owners have 30 days to pay the delinquent property taxes, then you can close & have the deed put in your name. Are the home owners gone? Getting them out may be another issue.
I purchased a house through a sheriff's sale and was surprised to find a car in the garage. After returned certified letters to the (deceased) owner, I was able to apply and get a "salvaged" auto title. The previous owner was kind enough to leave behind the keys and a full tank of gas.
