What is the name of your state (only U.S. law)? KY

Ok, I moved out of my apartment and broke my lease. Under the terms of the lease I gave up my deposit (only $100.00) and paided two months rent as a breaking penalty. This is all well, good, and expected......It was for a better oportunity. Well, because paying these penalties took a significant chunk out of my savings for the time being leaving me a little vulnerable. I made sure the apartment was emaculate before leaving. With the exception of a little paint from normal wear and tear the unit was in rerentable condition. Well I got a bill from them for damages, because I forfited my deposit. They said the carpet needed to be "repaired" and a few other things like that. I think they are making things up, can I require proof of damage before accepting the bill from them. I have pictures of the the apartment before I left. How do I dispute this with them? Any other advice?

thanks,

You send a letter disputing the charges and send it certified mail, return receipt requested.

The landlord then has the option to sue you in Small Claims court. You would both have the chance to present your evidence and the judge decids.
