What is the name of your state? Calif
I (sw3tflowers daugfhter) am moving out of my apartment after 2 years.
I would like to get as much of my deposit back as possible.
What is considered normal wear that I should not have to pay for?
What type of things can the manager say my deposit must cover?
Do I need to clean the apartment until it 'sparkles' or leave it as clean as when I moved in? Isn't the manager going to have it cleaned after I leave?

Good to plan ahead to receive the MAXIMUM Security Deposit!
The primary issue is to make sure that NOTHING is missing, broken or damaged. The secondary issue is the make sure that EVERYTHING is clean and does not require additional attention. Special attention needs to be given to the kitchen and bathrooms and all floors, including carpet. The refrigerator, oven, and stovetop need to be free of imbedded grease and grime to make sure they are sanitary. The sinks, tubs and showers including floors and tiles need to be clean and sanitized. The carpet and floors need to be shampooed and swept and vacuumed. The kitchen and bathroom cabinets should be empty and clean.
Do not overlook cleaning the floor behind the refrigerator and under cabinets, the area under the stovetop, and the countertops and mirrors.

The apartment must be restored to the original or improved condition in order to receive a security deposit refund. The definition of “normal wear and tear” are unavoidable issues not caused by the tenant, such as faded paint, loose hinges, permitted items, etc. Expect deductions to repair holes in the wall if the lease stipulates no nails or holes allowed in walls. Any items that tenant has not maintained, cleaned, prevented or received permission to perform are classified as damages and can be deducted from the security.

The LL should not have to repair or clean anything if a full refund of deposit is expected. Request a Move-Out Instruction Sheet from the LL to review before giving proper thirty (30) notice to vacate in advance of the planned move month.
