What is the name of your state? Ohio

My mother passed away leaving everything to my stepdad. He is now in a nursing home. I am his P.O.A. He has alzheimer's. I am selling the house.
My sister thinks, there is a way to put the assets from the sale the of house
in a separate account. I said no, this money is his. If he had died before, the
sale of the house then the house would go to me, my sister and brother, according to the will but
because he is still living the money is his and should go into his account. I told her they needed to put the house in our names before my mother died and before he went to a nursing home at least 3 yo 5 years ago.

Who is correct?
