Difficult roommate/selling my coop

I have put my apartment on the market and am finding that my tenant/roommate (she lives in my apartment, no written lease, month-to-month verbal agreement) is making it difficult to sell the apartment, preventing people from seeing her room and patio connected to her room, etc.

She has stated that as long as she's paying rent, that she has the right to prevent me from doing this. Is this true? She has also indicated that if I give her a month's notice to move, that she will have the right from preventing me from showing that month.

Since I don't have a lease with her, do I have legal options?
