I need to enter my rental property with a contractor who needs to inspect drywall damage from a storm, so that he can draw up an estimate for the insurance company.

Tenant does not want to allow me, so I will give 48 hour notice. At that point do I have the right to bring contractor inspect the property when tenant is not home, even though tenant does not want me in the house?

Yes...48 hours notice is more than what is legally required to enter YOUR property. :)

In your state tenants cannot refuse you the ability to enter with reasonable notice , send your notice via confirmed mail delivery if your going to do 48 hours and mask up and do it.

A mail delivery is not likely to arrive within 24 to 48 hours and is not necessary. The landlord can enter the rental property with a 24-hour notice. The tenant does not have to be present.
