What is the name of your state? OH

After several attempts to have a debt validated, the CA continues to send a copy of the signed lease with the clause highlighted that allows landlord to collect "reasonable legal fees". We have requested an accounting of these fees several times and have yet to receive them. The latest letter from CA was sent CMRR and stated, " Our client has assessed a collection fee of $XXX.XX. If a good faith offer were made on the principal, I'm sure our client would be at least somewhat flexible in negotiating the additional fees."
Since there is no way we can make a settlement offer on this now, should we proceed as if the debt weren't properly validated? We would appreciate any helpful advice.

Tell the CA that the statement is NOT sufficient without itemization and that their 'validation' does not meet the requirements of the FDCPA. Proper validation would include a copy of the statement from the attorney. Without that, this is simply an unfounded claim.
