I think your details pretty much need a set of professional eyes at this point ...apparently this use has been going on for a long time ....and you need some trained eyes to zero in on missing elements of the supposed prescriptive easement , if there are any .

My neighbor is suing me to remove the gate. Yeah I'm trying to find the best lawyer in these matters to talk me through my options. Unfortunately I can't afford one to represent me in court though.
