I bought an plot of land and built a house. There are no sidewalks but we do have a ditch between the road and the house. The neighbor across the street parks on my side in the grass area between the ditch and the road. There is always 2-3 vehicles parked on the grass in this area. They are completely off the road and on the grass preventing us from mowing the grass. When we tried to talk to them about this they stated that it was the "easement" and they were allowed to park in the grass on our side. Is this true ? Its part of our yard that we are responsible for maintaining. They live across the street, they could park on their side in the grass but they don't.

There is simply no way we could know if there is some sort of easement that would apply in this situation. You're going to have to check your title and the local ordinances. You'll then be in a better position to know.

Is your neighbor parking on what some might call a boulevard strip along edge of a road where a city would supposedly have a easement for things such as sidewalks, waterlines? If so then start with your city to learn what if any regulations they have regarding parking on residential city streets and rules related to parked cars that are parked on grass. Then learn what your local ordinances are to post a area as private property , no trespassing, no parking and learn what you must do before you can have cars towed off of your property (besides carefully reviewing your properties title to make sure it gave no one else a right to use it via a easement. If your neighbor keeps calling it a easement politely but firmly tell them there is no written into your homes title that gives a easement to any one else on this block and if they claim its a city easement then be polite be firm but tell them not one of those vehicles has signage saying they are city vehicles saying city name park & rec department or city name public works and any so called easement for city purposes doesn't mean its okay to park on private property with out permission. If by chance your city has no rules, ordinances regulating signage requirements or off street parking then check at county level and in the end you may well have to decide if you want to use the services of a Attorney to get their attention regarding you eventually having trespassing vehicles towed.

The county may own the property even if it falls to you to maintain it. Do you have a sewer system?
