last night at 11:30 pm i noticed that i heard the sound of water dripping so i went to see what the problem is. well in my upstairs bathroom the toilet was leaking from the underside. i called the emergency maintence number and left my phone number with the operator telling him it was an emergency right before midnight i stayed up and at 4 am i called again still no call. i went to sleep with my phone right next to me. well i didnt get a call all night. this morning the water has seeped through both the upstairs floor and the downstairs and is now going into the basment. well i called the office 2 times this morning and this afternoon and they keep telling me a maintence man is coming over as soon as they can i explained how bad it is dripping. i have water everywhere it is so bad i have turned off the water for the toilet but it is still driping bad what can i do to get them here to fix this water is going all over my appartment.

Did you ask to speak to the manager since your post infers that this is a rental complex and not an individual landlord.

Tell the landlord/manager that you are experiencing much stress due to the problem with the work they refuse/neglect to repair and that you are researching the law as to what remedy you have. Not to mention the serious damage their lack to respond is causing.

Document who you speak to, the date and the time.

Or call and ask very nicely to speak to someone in charge and inquire if they are aware of the situation. In addition write down your request and send a copy return receipt requested to them and you could also take a handwritten request to their main office if applicable

i spoke with the manager when i called the office and told her how bad it is getting she said that she is calling the maintence guy that was at 12:30 pm well it is now 9 pm and still no one here to fix it. the office closes at 1 pm so i have to wait till tomorrow to call again since the emergency nubmer does no good for calling. they still don't come. the office is on site here so tomrrow i'm gonna go and get the manager and show her how bad it is.

If this matter isnt corrected by about 2 or 3 pm call your city hall and ask to talk to a housing inspector and explain what has happened and that you rent and need to have a working toilet . they might come out write a work order and the LL will have to deal with them or risk a condemn notice . The fool you talked to on the phone the first time should have asked you to turn off the water to the toilet . also go get a camera and get pics ofthe damage /leak areas so you have proof of them and photo records for the time you do decide to move out .
