I asked this question last week and didn't receive any replies, so I'll try again.
My Aunt died and left her house to my brother who is also the executor of her will. He put the deed to the house in his name about 6 months after she died.
I was named in the will as a beneficiary of 25% of her other assets.
Her bank accounts had about $54,000 in them when she died according to my brother. I just received an accounting of the estate, and my brother seems to have used over $8,000 from my Aunt's accounts to fix his inherited house. After paying all her bills and his remodeling expenses, I am left with 25% of $18,000. It's not much money in the long run, but is this kosher?
FYI: All the work on the house was done after the deed was put in my brother's name.

**A: who was on title to the property at the time of death and did the probate court approve the deed transfer?
