What is the name of your state (only U.S. law)? PA

I am renting a room currently to someone but there is no fire escape for the room in question, if I give it to him as a condo will this shift the responsibility for potential fines to them?

are you prepared to legally establish the unit as a condo? It isn't as simple as calling it a condo and getting away with this. There is a legal process for establishing a property as a condo which, among other things, would be to separate the property into units and establish a tax reference number for each one and record a deed for each unit with a legal description of the unit.

and if you give it to him as a condo, does that mean you aren't going to collect rent? Because even if you could consider it a condo, for you to not be liable, you would have to relinquish ownership which means you would have no right to collect rent on the unit.


does this "room" have full facilities of a home such as bathroom and a kitchen?

Bp If your going to have a roomate local code may require several things for it to be considered a bedroom, like source of heat, closet and a window, maybe a fire alarm . (if none of the other housing units in the building have special means of escape that is different, meaning just the regular ones like stair wells with fire doors, doors windows that lead to outside , or windows that fire dept could break from outside ) I cannot imagine what else you could be required to do by city if its just a bedroom you are renting.
