First time landlord needing help

I had a few questions regarding what landlords are liable for and I didn't see specific answers to my questions in the lease. I guess I am looking for what the "norm" would be for two cases.

1. Tenant asks us to touch-up paint his walls that were dirtied by his family (handprints, scuffs etc. alongside a lot of the walls of the home). The walls don't look horrible, but this was a brand new house and it is noticeable.

2. Tenant asks us to re-order and install a glass cover for a light fixture that he dropped and broke.

So if tenant broke the light fixture glass replace it and send them a bill with copy of the reciept by certified mail telling them they have x days to pay it Inc a sase to make it all the easier. AS far as the walls go unless the paint job is more than 2 or 3 years old tell them to wash the walls. Having children in the home is not a excuse for dirty walls this is truly a matter of the parents not giving the kids verbal cues to stop putting hands all over walls inc requiring the kids to wash off there hand prints. ( I say that because it was one of my moms pet peeves and when we did paw up the walls she made us wash off our marks, Later I figured out it was because my dad refused to repaint as often as other people did ) so seriously youll have to figure out how to handle the painting request, If this is the only gripe the tenant has and has been with you long enough to make it worth while keeping them in the unit then you might consider negotiating with them on the paint request. Its going to be up to you , Most LLs expect 2 to 3 yrs on a paint job when mid grade or better paints are used.

These tenants will probably keep you busy all year round if you let them. Tell them they are responsible for the painting of the walls and all other damages. I only paint between tenants, but only if it needs it. I would never attempt to paint with the tenants still in the apt.
