What is the name of your state? Delaware. We hold the title for a mobile home since we loaned money to owner/friend to purchase it. It's on rented ground and he's been evicted for non payment of rent. The land owners tell us the house will go up for constable sale. How can they sell with a lean on it and we not get our investment?

Very simply. The trailer is under what is called a 'landlord lien' and subject to sale to pay the rental debts. If you want to protect your right of ownership, YOU need to pay the rent debts and move the trailer. Then, YOU can file a lawsuit against your friend to try to recover the rent you paid on their behalf.... and the recovery of your money.
