What is the name of your state (only U.S. law)? Georgia

What is the right course of action to take if the bank failed to file/record the foreclosure deed? I had property in NY that was foreclosed in 2009, but bank did not file the deed. Now it is hindering me from obtaining a new mortgage. Where do I go to expedite this?

You can't. Shady little trick on the banks parts to avoid paying taxes/hoa fees on the foreclosed property.
Do you have a pending deficiency?

No, they filed the summons in 2009, they changed the locks and that was it, have done nothing else. I was under the impressions this was all done. It's been reported to the credit bureaus as foreclosed and it wasn't until trying to get a new home that it is still open.
