My friend's mom lived with them for about a year. They had disagreements and she ended up moving out several months ago but left most of her furniture and stuff (clothes, pots and pans etc) behind. My friend wants all of this gone but they are not on friendly terms and so far no arrangements we made. What are is options for getting rid of her stuff if she refuses to come and pick that up? If he documents that he tried to get her to come, can he just throw it out?

How old is mom? Does she have a new place to live or is she just staying with someone temporarily?

If there is a question as to whether Mom was a "tenant" the PA landlord-tenant statute defines "tenant" as a person who occupies the land or premises of another in subordination to the other's title and with the other's express or implied consent, including, but not limited to, oral or written leases or acceptance of rent by an owner or their agent."
