I am an owner of an upstairs condominium unit. The tenant below me left a note on my door notifying me of damage caused by water. The problem was a clogged drainage pipe running out of the AC unit in one of the closets. The HOA said it is my responsibility. I do not have HOI. I have been playing phone tag with the person downstairs. How can I know what damage was caused if I can’t get someone in there to look? I don’t want her replacing flooring when it is not necessary. I know I am responsible to pay for damage but what kind of protection do I have in a situation like this. If repairs are done without me seeing or having a 3rd party appraiser inspecting it and she just hands me a bill do I have to pay? How can I verify damage and the actual condition before anything took place. She left me a message saying she already starting tearing out her sheet-rock.
