I had purchased a home via land contract back in August 2015. I put $2500 down at that time and have since made 5 payments of $650 each. During this time I have begun making renovations since the home was in need of repairs and updating. I had lost my job in January and soon after became sick and was unable to seek employment from the end of February through most of March 2016. Consequently, I was unable to make the payments for February and March of 2016. Last week I attempted contact with the vendor via text and explained that I was finally able to go back to work and that I had some money I could send him now and requested that he call me so that we could discuss payment arrangements that would help me get caught up and get back on track. He never responded. I went to the home othis past Saturday March 26, 2016 to get some items from the home and there was a letter from him in the mailbox requesting that I vacate the property and contact him by 3/26/2016 to get my property out or it would forfeited. This letter was dated March 17, 2016. He had also mentioned in the letter that all the locks have been changed since I didnt communicate with him. I had attempted to contact him prior to the requested move out date mentioned in the letter but he would not respond. After reading his letter, I then sent him a text stating that I had received his letter and that I need access to the property to get my items out. He responded by saying thay he has been in contact with his lawyer and that all future correspondence must be done through his attorney. So I requested the contact information of his lawyer and he responded by saying that his attorney would contact my attorney sometime next week when he has time and that if I ever text him again, he would call the police. I have all my life possessions in the house and in the garage valued at well over $30,000 but have no access to get them out since he changed the locks. Also, my only copy of the land contract is locked in that house. Im not sure whether this matters or not but I recently discovered that he never recorded the land contract within 20 days of purchase in accordance with Ohio law. Also, I have never slept even one night in this home since it was undergoing the renovations. I just need to know if I've lost everything I own to this man or do I have a legal right to gain access to the dwelling and garage to retrieve my possessions? Thanks so much for any advice someone can give me.

Was the land contract registered with the county? If so, he can NOT evict you or get rid of your property. He would need to foreclose. If not, then it was not a legal land contract and you would need to fight it. Either way, fight it with the help of local counsel.
