HOA responsibilities...

Greetings....

I'm hoping someone might be able to assist me. I just have some general questions.

1. I am selling my tri-plex. I am having a roofer come out for a roof certification. In the event he can't certify the roof without repairs, do I pay for the repairs or does the HOA? I was told by the seller (the president of the Homeowners Association) when I first purchased the unit that the Roof and Air conditioner were covered by the HOA.

2. Several units in our development have been tented for termites. I am obviously going to need a termite inspection. Should termites be found, is that my responsibility financially or the HOA's?

I cannot read my CCR's as they are blurred and completely unreadable. Do you think the Property Management firm might ave a copy of the CCR's that I could read? Our HOA does not have any willing officers at this time and I don't know who to contact other than the Property Management firm.

Please advise.

Yes, find someone with a readable copy of your CC&R's and will will be able to find out if the HOA is responsible for these possible damages.
