Tennessee...Wife walked out of house 2 years ago. We had only been in our new house 10 months before she walked out. Now she wants half the equity but has refused to help pay the mortage she cosigned on. I have paid over $50,000.00 dollars..How is it fair that if we sell the has she gets half of the equity?

Now if you had filed for divorce 2 years ago you wouldn't have this to worry about. I wonder if she has incurred any joint debts you might have to deal with?

Sorry, this a LEGAL advice site... not a 'what is fair?' site.
If you are unable to resolve this matter and a lawsuit is filed, the courts will decide who gets what.

I dont see how a court can award someone half of the equity when they refuse to pay thier part of the mortage.

so my best bet is to stop making house payments

I believe your best bet is to get a divorce and move on or go to marriage counseling and work it out.
