It doesn’t matter what is typical or generally applicable. What matters is what the facts are in your situation.
So, either a survey shows your land ends where the right of way begins or it shows it extending to the centerline if the right of way which would mean it created an easement upon your land.
As an example.
I own some land. There is an easement imposed for a roadway. I own the land the easement is on
In a local subdivision, the lots are described such thst there is no easement upon their land but their lots end st the right of way.
There are roads,available for each of us to access our property. The public is allowed to use the road as well in both examples.
In my situation,,I own the land under the roadway.
In their situation, they don’t own the land under the roadway.
So, which situation applies to you?
