What is the name of your state (only U.S. law)? MD

I have a property in MD that I became owner recently due to my father passing away. That property has a renter living in it. He told me there was never a lease. My Dad was to draw one up but didn't. He has been living there a little over a year.

I want to evict this tenant before Spring. How much notice am I required to give him?

Thanks in advance. I tried googling this but didn't come up with anything concrete. ???

What I found was Brochures: Rights of Landlords and Tenants - MSBA.org Month-to-Month Tenancies: If a tenant is on a month-to-month lease, and is not federally subsidized, the tenancy may be terminated by either the landlord or the tenant after one month's written notice (two months in Montgomery County and Baltimore City). So unless there is a written lease saying other wise that Appears to be the amount of notice to send when there is no written lease saying a different amount. If tenant claims to have paid a deposit when they moved in , if your fathers records do not reflect one then insist the tenant produce a reciept showing that they did, by now I would suspect you have plenty of examples of his writting to guide you as to reciept being genuine or not.

Make sure that the notice is sent crr. Also make sure you do a inspection at end of tenancy with pictures to show damages. Have them be there for inspections and sign papers of the inspection. Cover yourself in this one. They will probably claim your dad said this and that.

I have found no proof that a deposit was paid, so we will see how that pans out. As for the condition of the place, I don't know what it was like when he moved in. How can I claim he did any damage?

Well you will probaly take a hit on the things that they consider normal wear and tear, usually carpets fall in that category.
