What is the name of your state? GA
Never heard of this one. I searched the real estate forum of this site & didn't find anything.
On my mortgage I see "Fee Collection" charges of $2.53, $5+, $9 and change. Rep said when a payment is late, these are property inspection fees. When I questioned what that is, (because every time I talk to them they give me uninterpretable little bytes of info & I have to dredge every bit of knowledge from them) she said someone comes to the house to make sure the property is being taken care of/maintained, & isn't vacant. When a payment is late. ??? Hate to be suspicious but I got a funny feeling she wasn't being truthful...long pauses before answering my questions, & just an odd interchange.
What is that about? Do mortgage companies actually do this? They're in CA. They actually hire people country-wide (I'm in GA) to drive past all the properties whose owners have made a late payment? And two or nine dollars covers that?
Frankly I don't believe it. I think they're just nickel-&-diming me & assuming the amounts are so small I won't look into it. Anybody heard of this? It's annoying 1) because they're already making a killing off me and 2) how do I know they're doing that? Because they say they are?

Don't be silly. Of course they don't send someone by every month. It is a fee you agreed to in the loan contract and they are sticking you with it every chance they can.

Well I guess one of several silly parts to this was my taking her at her word. Fee's there as an "inspection fee" so I figured they were actually inspecting. Since that's what she said.
I see now it really does say "lender may make...reasonable entries upon and inspections of the Property," then says "provided that Lender shall give Borrower notice prior to any such inspection specifying reasonable cause..." Which, you're not gonna believe, I didn't receive, 'prior to' or at any point after until I asked nicely.
Which suggests to me that I should have these fees refunded.
Thanks for your input, I am clearer on it & it did cause me to re-peruse my paperwork which always yields new findings. I read it all but it didn't stick the first time.

Yes it's certainly looking that way isn't it. I'm all intrigued & determined to understand it now. Maybe one day I'll be able to say I'm smarter than they think.
By then I probably will care very little so the end result is the same to them. Ignorance & apathy can be wonderful things - depending on which side of the cage you're on.

he's just a collector... you know the type... never anything nice to say...

gets thrills by putting other people down...

because he is SO SMART...

just not smart enough NOT to be a Collector hahahahah
