House in question is located in Texas.
I'm trying to sell my brother's house in Texas. He's in the military and overseas. I have power of attorney. Our mother has decided to no longer pay the mortgage. It's now 2 months behind. She should be out in a few days. Plan on putting house on the market Feb 1st. I signed a contract with a real estate agent. The RE agent know we're trying to get rid of the house and don't want to make money. The only repairs are carpeting, kitchen and bathroom tile replaced and the walls painted. She suggested an investor. The investor knows the situation and suggested signing the title to him, but the mortgage would remain in my brother's name ("subject to"). I spoke to him today and said we aren't going to do it. I've asked friends and have read chat boards and everyone agrees. He hasn't offered to buy the house outright, lease/option or contract for deed. My brother doesn't have enough equity to get a loan. Since he's a veteran the house won't go into foreclosure for 3 more months. Does anyone have any suggestions?
