What is the name of your state (only U.S. law)? PA

Is separately deeded land accross a public street now under common ownership a contiguous parcel as defined herein in PA. ( or suggest where to look more carefully ). Thanks

LOT
A designated parcel, tract or area of land established by plat, subdivision or otherwise and permitted by law to be used, developed or build upon as a unit. For the purpose of this chapter, a lot is further identified as:
(1)
The total of all lands described in a legal deed or record; or
(2)
The total of two or more contiguous parcels described in separate legal deeds of record owned by the same person. "

I would suggest that you start by looking up the definition of "contiguous". You'll find that it means (using my own definition), continuous; unbroken; sharing a common border. If the lots are not touching each other, then they're not contiguous.

In can seen where the lots would be considered contiguous if road is built on a right of
Way that laps the edges of both parcels or is inline with the lot line of one parcel and abuts the adjoining parcel. The lots would abut but that is not going to allow the two parcels to be treated as one for the statute cited.

Obviously the road will prevent the lots from being utilized as a unit.
